The scope of this project is a major renovation of the building to remedy deficiencies in hazardous materials abatement, building envelope water infiltration, out-dated building wide mechanical and plumbing systems and control, electrical – power and lighting/security/communications systems, fire protection and fire detection systems, and complete life safety upgrades.
Additional exterior site improvements include a new fire lane, and exterior building upgrades include full roof replacements, exterior window and storefront entrances replacement and exterior masonry repairs. The scope of work includes upgrades due to code deficiencies by constructing a new passenger elevator and structural improvements to address seismic requirements.
Reconfiguration of interior spaces to meet tenant needs and code compliance include new multi-purposes areas on the first floor and relocation of the SMART clinic from the third to first deck, along with minor renovation work to the existing NHCNE facilities in the current location. The project will be design-build.
