The subject property is a rectangular shaped parcel approximately 4.50 acres in size that has frontage along Pepperell Parkway and North 20th Street in Opelika, AL. Primary access to the property is along N. 20th Street.

The subject property consists of a 24,495 square foot office building currently used as a Reserve Center, a 3,976 square foot vehicle maintenance building, two small storage buildings, vehicle parking and fencing. The building improvements and their current use do not support the highest and best use of the site, as this area is zoned as an Institutional District I-1.
