FY24 BLDG 769 REPAIR CHILLERS

The work includes the following work to be completed on Building 769 chillers: Lockout Tagout of electrical, Recovery of refrigerant and oil, Setup Gantry Crane over chiller, Disconnect Electrical for Motor to allow separation from compressor, Remove motor from compressor section with use of Gantry, Lift out compressor for tear down.

Replace motor bearings, Breakdown compressor carefully not damage any sealing surfaces, Check all tolerances and clearances on shafts helical surfaces and any other moving parts, Inspect inlet guide vanes; Replace compressor bearings per factory equipment service manual, Replace wear rings and impeller only as needed.

Carefully clean all gasket surfaces, Replace all gaskets, seals and o-rings in unit, Reinstall compressor back in place, Reinstall motor back on compressor and complete alignment, Change Driers and filters, Clean frequency drive cooler; Provide nitrogen charge on the system to leak test system minimum 24 hours, provide leak test in accordance with equipment service manual, Once leak test verification is complete.

Pull vacuum on the system in accordance with manufacturer recommendations, Recharge system with refrigerant and oil as required for proper operation. Test run the system and verify proper operation and proper settings on system, Provide verification of system operation properly after 2 weeks run time, clean worksite, and incidental related work.
