The General Services Administration (GSA) is seeking expressions of interest from owners and authorized representatives of properties meeting the following requirements:

Delineated Area: Red Hook Brooklyn is a waterfront neighborhood in southwest Brooklyn, generally west of I‑278 and southwest of I‑478

Minimum Sq. Ft. (ABOA): 100,000

Maximum Sq. Ft. (RSF): 100,000

Space Type: Warehouse, office and related space

Parking Spaces (Total): 70 secured surface parking spaces for Official Government Vehicles

Parking Spaces (Surface): 70 secured surface parking spaces for Official Government Vehicles, the cost of which is to be included in the rental consideration

Full Term: 15 years

Additional Requirements:

• The offered building must have the ability to accommodate ISC Level II Security Requirements.  (See FSL Level II requirements)
• The offered building must have water access to accommodate private boats. 
• The offered building must have rooftop or ground level Helipad access and clearances. 
• The building must have a drive-through wash bay access.

• The offered building must have grade-level drive-in doors with minimum 14’0” clear ceiling height and 12’0” clear width. 
• The offered building must have a loading dock with straight-truck access and adequate clearances. 

Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease.  A fully serviced lease is required.

Expressions of interest must Include.

1. Building name and address;
2. Contact information and e-mail address of offeror’s representative;
3. ABOA SF and rentable square feet available, identifying the specific floors and square footages;
4. Asking full-service rental rate per ABOA SF and RSF inclusive of a standard GSA warm-lit shell, a tenant improvement allowance of $63.87 / ABOA SF, and a BSAC allowance of $12.00 / ABOA SF;
5. Operating costs per ABOA SF and RSF included in the full-service rates;
6. Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government.
