Richmond, TX New/Replacing CBOC

The Department of Veterans Affairs (VA), Network Contracting Office 16 (NCO16), seeks to lease 31,765 ABOA square feet / 42,882 rentable square feet (RSF). The space is for use by the VA as a medical community-based outpatient clinic that falls within the delineate area explained below. VA is seeking leased space utilizing existing buildings however, will also consider ground up opportunities. VA is seeking contiguous space located within the same building, with flush entrances (wheelchair accessible).

If space offered is not on the first floor, a minimum of one passenger elevator and one freight elevator must be provided. The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Inter-agency Security Committee Standards and the Department of Justice Security Standards. The proposed building must be constructed of masonry, concrete, or steel framing. On-site parking must accommodate the greater of:

(i) local code required pro-rata share of parking allotted to the building for the duration of the lease term or (ii) a minimum of 150 parking spaces; 10 of which must be handicapped accessible. The parking area must also meet all requirements of Architectural Barriers Act Accessibility Standards (ABAAS). This is a Request for Lease Proposal (RLP). All attached documents are:
