Ste. 750, Houston, TX 77056. Description: The Department of Veterans Affairs (VA) seeks to lease approximately 9,762 ABOA SF or approximately 13,179 Rentable Square Feet (RSF) of space to be used by VA as a Community Based Outpatient Clinic (CBOC). VA currently occupies 9,762 ABOA SF of medical office, clinical, and related space in a building under an expiring lease located at 470B This Way Street, Lake Jackson, TX 77566. VA plans to negotiate a succeeding lease at this location.
NCO16 will consider alternative space only if economically advantageous to the Government.
In making this determination, NCO16 will consider, among other things, the availability of alternative space that potentially can satisfy the VA s requirements, financial evaluation analysis of costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements, labor hours, site preparation, telecommunication infrastructure, non-productive agency downtime, and other related cost to meet VA requirements.
All businesses to include SDVOSB, VOSB, SB, etc. within the delineate area are encouraged to participate. The space is preferred to be located on the first (1st) floor. If space offered is not on the first floor, it must have an existing ADA compliant elevator and one freight elevator must be provided. Net usable square feet do not include areas such as stairs, elevators, mechanical and utility rooms, ducts, shafts, vestibules, public corridors and public toilets required by local code.
The building must be able to comply with the Americans with Disabilities Act and meet certain security requirements as set forth in the Interagency Security Committee Standards and the Department of Justice Security Standards. The building must be constructed of masonry, concrete, or steel framing. Buildings submitted will be given a score of Pass or Fail.
Buildings that do NOT meet the minimum requirements and are given a failing grade will NOT be considered further and offers for such buildings will NOT be evaluated. On-site parking must accommodate the greater of:
(i) local code required pro-rata share of parking allotted to the building for the duration of the lease term or (ii) a minimum of 50 parking spaces; 4 of which must be handicapped accessible. The parking area must also meet all requirements of Architectural Barriers Act Accessibility Standards (ABAAS).
Lease Term: 20 years; 10 years firm and 10 years soft.
Delineated Area: To receive consideration, submitted properties must be located within the following area described below, which is bound by the following roads, or must front on any of the following boundary lines: Starting north at the intersection of Lake Rd and Oyster Creek Dr., go east/southeast on Oyster Creek Dr. to Oak Dr. Go southeast on Oak Dr. to S Oak Dr. Go west on intersection of South Oak Dr. and Lake Rd. Go west on Lake Rd.
North: Lake Rd. and Oyster Creek Dr. East:
Oyster Creek Dr. and Oak Dr. South:
S Oak Dr. West: Lake Rd. The attached map of the delineated area is provided for further clarification of the boundaries of the delineated area.
