Expressions of Interest Sought The Department of Veterans Affairs intends to Sole-Source a Superseding lease to the owner of the building currently occupied by the Leased Delray Beach VA CBOC in Delray Beach, Florida. The Government is seeking to lease approximately 12,232 contiguous net usable square feet (NUSF) of office and related space. The lease term requirement is for a term of Fifteen (15) Years, Five (5) Years Firm. The space must be available and ready for occupancy by March 16, 2026. The Government is considering alternative space ONLY if economically advantageous. The Government will use the information it receives in response to this advertisement as a basis to develop a cost-benefit analysis and to determine whether to compete the lease requirement or to remain at its current location. In making this determination, the Government will consider, among other things, the availability of alternate space that potentially can satisfy the Government's requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunications infrastructure, and non-productive agency downtime. Space within or fronting on the following boundaries will be considered: North: Lake Ida Road. South: Linton Boulevard. East: I-95. West: Jog Road. Indicate whether or not the quoted rental rate includes an amount for tenant improvements and state the amount, if any. Date of space availability. Method of rentable space measurement Building ownership information Amount of parking available on-site and its cost. Include whether expected rental rate includes the cost of the required Government parking (if any). Energy efficiency and renewable energy features existing within the building. List of building services provided. If claiming Socio-Economic status (i.e. SDVOSB, VOSB, 8-A, etc.); must include documentation evidencing active status. Please note: This advertisement is not a solicitation for offers, nor is it a request for proposals. A Request For Lease Proposals may be issued by the Department of Veterans Affairs at a later date. The Government's decision regarding whether to relocate will be based, in part, on information received in response to this advertisement The Government will also use the information received as a result of this posting to determine if is in the best interest to set aside this procurement.
