The Government is seeking to enter into a lease up to five (5) years with termination rights for approximately One Thousand Six Hundred (1,600 - 2,200) Sq. Ft. of office space within the Delineated Area set forth below in Vancouver, WA. Potential site is in support of the USACE Regulatory Branch which requires approximately One Thousand Six Hundred (1,600 - 2,200) Sq. Ft. of office space to conduct regulatory business with the public.
In making this determination, the government will consider, among other things, the availability of alternate space that potentially can satisfy the government’s requirements, as well as costs likely to be incurred through relocating. The U.S. Government is self-insured, and a security deposit is not applicable. Offeror must be willing to provide a fully serviced space to include real estate taxes, insurance, common area maintenance, snow removal, electrical, and approved trash collection.
Offered space must meet Government requirements per the terms of the Government Lease. Interested respondents may include building owners and representatives with the exclusive right to represent building owners. Representatives of building owners must include the exclusivity granting the exclusive right to represent the building owner with their response to this advertisement. The location sought is within a defined delineated area in Vancouver, WA, more specifically in an area bounded as follows:

NE 172nd/ I-205 West: Fruit Valley/LakeShore DR After receipt of initial offers, the named Realty Specialist or other authorized representative will conduct negotiations on behalf of the Government. Oral or written negotiations will be conducted with Offerors that are within the competitive range. The competitive range, which will be established by the Realty Specialist, will be based on lease costs and other award factors stated in this solicitation. All Offerors will be included that have a reasonable chance of being selected for award. Negotiations are considered closed at the due date and time of best and final offers.
