The Department of Veterans Affairs (VA); Central Texas VA Healthcare System is proposing to lease a minimum of 4,734 rentable square feet (RSF) of medical space for a Vet Center in Corpus Christi, Texas. The space shall be located in a quality building, constructed of sound and substantial construction, and shall be in compliance with Federal Laws & Regulations governing federal leases, building & fire codes, and the American with Disabilities Act (ADA).

In addition, the space offered must be either new, new construction, modernized building, or one that has undergone restoration or rehabilitation for the intended use. All design and construction shall meet the most current VA Standards. Lease should be full service. On-site parking for 28 vehicles is required. The term should be 20 years, (5) years firm with a (15) year soft term. Minimum Sq. Ft.

Tenant Improvement Allowance (TIA): $215.82 Common Area Factor (CAF) 1.35 To be considered, space must be within Corpus Christi and bordering a delineated area as follows:

North: Old Brownsville Rd; to Morgan Ave South: Ennis Joslin Rd; to Highway 358; to Rodd Field Rd/357 East: Baldwin Blvd to Louisiana Ave to Ocean Dr. West: 357/Saratoga Blvd to Old Brownsville Rd Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the floodplain (formerly referred to as “500-Year” floodplain).

Offerors must provide evidence that properties are outside the 100-year flood plain. Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
