Newport News Delineated Area: *See Attached PDF Map along with narrative below:* Western Boundary: Intersection of Hampton Roads Beltway (664) and Burwell Bay. North up the coast of Burwell Bay/James River, Skiffes Creek up into Skiffes Creek Reservoir.
Northern Boundary: Intersection of Highway 64 and Route 143 (Merrimac Trail turning into Jefferson Davis Highway). Jefferson Davis Highway (Rt 143) south to Fort Eustis Blvd (Rt 105), then East towards George Washington Memorial Highway (Hwy 17).
Eastern Boundary: South on GW Memorial Highway (Hwy 17) to intersection with Victory Blvd (Rt 171). East on Victory Blvd (Rt 171) to intersection with Carys Chapel Rd. Carys Chapel Rd South to intersection with Wythe Creek Rd (Rt 172). Intersection of Carys Chapel Rd and Wythe Creek Rd (Rt 172), East along the Northeast Branch Back River. South along the NE Branch Back River towards Back River. Continue South along Back River towards Southwest Branch Back River.
Continue South on SW Branch Back River until intersection with Newmark Creek and Mercury Blvd (Rt 258). East on E Mercury Blvd (Rt 258) until intersection with E Pembroke Ave (Rt 351). East on E Pembroke Ave until deadend into Buckroe Beach and Park.
Southern Boundary: James T Wilson Fishing Pier, head South along the coast of the Chesapeake Bay, around Fort Monroe until Hampton Roads Beltway (664).

Full Term: Fifteen (15) years Firm Term: Ten (10) years firm Option Term: One (1) – Five (5) year option Additional Requirements: 1.) Contiguous space on one floor is required. 2.) Twenty-Seven (27) onsite, reserved, secured parking spaces.
a. Secured Structured Parking is defined as partially or fully enclosed parking area that resides within a building or as a standalone parking structure. The garage must be access-controlled and parking spaces must be marked “Reserved”.
b. Secured Surface Parking: Secure outside surface parking may be considered. The parking must be access-controlled and at minimum, a fence may be required. 3.) Offered buildings/properties are subject to a risk/vulnerability assessment. The outcome of the assessment may result in the building not being considered. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.
Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR).
