In no event shall a potential offeror enter into negotiations or discussions concerning a space to be leased with representatives of any Federal agency other than the authorized officers and employees of the General Services Administration (GSA) or their authorized representative, CBRE, Inc. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.

Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Not all minimum requirements are stated in this advertisement. Expressions of interest must include the following information:

2. Location of space in the building and date of availability;

3. Rentable square feet (RSF) offered and rate per RSF;

4. ANSI/BOMA office area/usable square feet (ABOA SF) and rental rate offered per ABOA SF, full service, meeting GSA’s standard building shell requirements and inclusive of the following:

a) Tenant Improvement Allowance (TIA) of $63.87/ABOA SF b) Building Specific Amortized Capital (BSAC) Allowance of $25.00/ABOA SF 5. Name, address, telephone number, and email address of authorized contact; 6. Scaled floor plans (as-builts) identifying offered space; 7. Information on project and building ownership; 8. Offered rental concessions, if any.
