Presolicitation Notice/Advertisement GSA Public Buildings Service U.S. Government Seeks to Lease Office and Related Space in North Charleston, SC General Services Administration (GSA) seeks to lease the following space:

North: From the Ashley River, head east on Covington Drive to Michaux Parkway to International Boulevard to I-526. Head northeast on I-526 until its intersection with Highway 78. East: Head south on Highway 78/Rivers Avenue until its intersection with Cosgrove Avenue.

South: Head south on Cosgrove Avenue until its intersection with the Ashley River.

West: Follow the Ashley River until it reaches alignment with the beginning point. Required Sq. Ft.

TI allowance Existing Location $20.00 per ABOA / New Location $ 59.84 per ABOA BSAC allowance Existing Location $0.00 per ABOA / New Location $12.00 per ABOA Minimum of 30’ on center between structural elements (columns, core, curtain wall) is required. Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required.

Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain). Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). The U.S. Government currently occupies office and related space in a building under a lease in North Charleston, South Carolina, that will be expiring. The Government is considering alternative space if economically advantageous.

In making this determination, the Government will consider, among other things, the availability of alternative space that potentially can satisfy the Government’s requirements, as well as costs likely to be incurred through relocating, such as physical move costs, replication of tenant improvements and telecommunication infrastructure, and non-productive agency downtime. Please reference Project No. 0SC2088-2 when submitting Expressions of Interest. Submissions must include:

Building name and address; Contact information and e-mail address of offeror’s representative; Floor plans that identify ABOA SF and RSF available, identifying the specific floors and square footage on each; Site plan that identifies the available parking; Asking full-service rental rate per ABOA SF and RSF, Date building will be ready for commencement of tenant improvements; Evidence that the offered space will meet the other specific requirements identified herein; Submission by anyone other than the owner or manager of a property must be accompanied by written consent from the ownership granting authority to the representative in providing the information to the Government; and In cases where an agent is representing multiple ownership entities, broker must provide written acknowledgement/permission to represent multiple interested parties for the same submission.
