## Description

The U.S. Army Corps of Engineers - St. Paul District requires a State of Minnesota certified General Appraiser to perform a real estate appraisal and prepare a report to be used by the Government in connection with a proposed acquisition of specified real property rights. The property is approximately 331.33 acres known as Lower Grey Cloud Island at Cottage Grove in Washington County, Minnesota.

This solicitation is 100% set-aside for Small Businesses under NAICS 531320, Offices of Real Estate Appraisers, with a small business size standard of $9.5 million.

Offers will be evaluated on the basis of Best Value to the Government, with factors such as Appraiser experience writing UASFLA-Compliant appraisal reports; Recent and Relevant experience with property appraisals involving Sand, Gravel and Aggregate mining; and Narrative of approach to gathering relevant sales data and property information, when combined, being more important than price.

Offerors must be fully registered in the System for Award Management (SAM.gov), including current FAR and DFARS Representations and Certifications to be eligible to receive Federal awards. Offers must be submitted using the PIEE Module.
