## Description

Provide general maintenance and repair of Building 675 Clamshell and the relocatable indoor Shooting Range on Fort Riley. (The clamshell building is a converted Large Area maintenance Shelter (LAMS) tent, and the range is built from four 40’ sea containers; both were professional installed, but neither are brick and mortar structures.) Work shall consist of specific repairs noted below and maintenance of doors, lighting, electrical systems, and HVAC units as follows:

Correct NW entry doors to ensure they close properly and stop the water infiltrating into the system.

Repair Exit Light by NE entry door Minimum yearly full service on HVAC systems (clean coils, change filters, check amp ratings, etc) with quarterly filter changes and cleaning exterior air vents from debris Fix hot water in clamshell restrooms Correct/replace door closures in clamshell and shooting range Replace light bulbs and LED as needed Emergency plumbing repairs/latrine unclogs Clean restroom exhaust fans Fix water fountain leaks Paint restroom walls on the interior and exterior Patch clam shell fabric walls and trim to prevent rodent infestation.

Replace LED 40’ High Bay Light 4 module fixture as needed Replace Electrical outlets as needed Bathroom sinks repairs Smoke detectors service and repairs The work is to be done as follows:

All initial repairs are to be done within the first six months of the contract. Maintenance will be done on an on-call basis for replacement of filters, unclogging plumbing and or replacement of lights. Maintenance will be done on an on-call basis with a maximum amount of $30,000 for one year. This will cover material/equipment and labor. The estimated Period of Performance is 01JUN25 - 31MAY26 with four (4) one year option periods.
