## Description

OBJECTIVE To remodel the break room with updated cabinets, countertop, sink etc. BACKGROUND Building 59 C bay break room hasn’t been renovated in many years. The cabinets are broken, the walls are damaged, and the lighting is dated. SPECIFIC REQUIREMENTS The contractor shall. • Provide two 20amp outlets from the closest panel to the outside of the implant to be used for refrigerator and one microwave.

This work must be completed prior to any work in the breakroom. • Hang plastic to cover the opening to the breakroom. • Prepare all walls to level 4 IAW GA 214. The contractor must use a dustless vacuum system when preparing the walls to minimize dust. No dust can migrate out of the breakroom. Use of an additional HEPA filter system in addition to the dustless sanding is required.

Submit a separate dust plan for approval. • Prime and paint a minimum of 2 coats of satin sheen paint (IAW MPI), off white, provide samples for exact choice. • Paint the door and frame, match existing color. • Paint around bulletin boards. • Remove and replace all cabinets with commercial grade cabinets with soft close hinges and soft close drawer glides. Replace the current LF of cabinets with 8LF of cabinets. Photos of a representative cabinet type in other areas on DSCR are shown at the end of this document.

Provide color, finish samples for selection. Provide the same amount of draws and doors as existing. • Provide 6’ of additional base cabinets on the wall where the microwaves are currently located. • Provide new cabinet pulls, same as existing. • Cabinets, sinks etc. must meet ADA/ABA. • Provide a solid surface quartz countertop and 4” quartz backsplash with marbling, 1.25” thick. Align the colors, patterns, and veining of the slabs to create nearly seamless transitions.

Provide physical samples for selection. • Provide a single undermount stainless steel sink the same dimensions as existing. • Provide a new gooseneck type facet same as existing. • Replace the plumbing under the sink (not in wall). • Replace all ceiling tile with drop in textured tegular tile, fine fissured, white. Ceiling grid to remain.

Remove sprinkler heads to install new tile. • Replace over, match existing. • Replace ceiling vents and diffusers, match existing, white. • Replace all ceiling lights with drop in LED lights, color range 3500-4500, balanced white. • Provide a motion sensor type light switch same as existing, almond. • Replace all outlets, wall covers etc. with almond. • Raise the outlets on the north wall so they are above the base cabinets. • Replace mini blinds, match same as existing, almond. • Replace the access panel that is missing its cover. • Replumb the water line behind the fridge.

Use a recessed box for the new water connections. Install this box 4’ AFF. • Cover all smoke detectors to prevent dust from sounding the alarm. • Provide a MERV 8 filter over the return for the duration of this project. • Provide a new mini split system, sized the same as existing. Prefer a Mitsubishi unit. Replace the disconnect and wiring to the panel. This does not need to be connected to the building automation system. • Provide one 20-amp circuit from the panel in the hallway to the breakroom.

Locate the outlet above the north wall cabinets. • Relocate one refrigerator, one microwave, the movable cabinet and the table and chairs to the outside of the implant to be used as a temporary break area. Return all items except the movable cabinet which shall be disposed of after the final inspection. • Store the other refrigerator and all other items in the 59 D warehouse, return when the project is complete. • Strip the wax completely off the floor.

Rewax the floor 3 times using the same wax as the janitorial contractor. • Meeting location for the site visit shown in the map at the end of this document. • All government inspections shall take place on Tuesdays, Wednesdays or Thursday, regardless of when notice is provided. 4. PERIOD OF PERFORMANCE Completion date shall be no later than 75 days after notice to proceed.

A site visit will be held on 02/04/25@1000. Specific details to follow in full solicitation. Full solicitation to be published to Contracting Opportunities on SAM.gov on, or around 01/24/25.
