## Description

General Services Administration (GSA) seeks to lease the following space:

**10 Additional Requirements:** The full space requirement must be metwithin the same building. The following breakouts must be contiguous on one floor and represent the minimum and maximum ABOA square footage of each block of space. The combined total square footage may not fall below the minimum ABOA SqFt. of 16,597 square feet and not exceed 17,470:

**Block A:** 6,456-6,796;

**Block B:** 4,679-4,925;

**Block C:** 3,192-3,360;

**Block D:** 2,270-2,389. Twelve (12) reserved parking spaces are required. The office space, elevator and the parking must be accessible twenty-four (24) hours a day, seven (7) days a week. Offered space shall be located in a commercial office district with attractive, professional surroundings with a prevalence of modern design and/or tasteful rehabilitation in modern use. Space cannot be co-located with retail or rehabilitation centers (drug or criminal).

Buildings must have the ability to meet ISC Facility Security Level III requirements or as determined by the Federal Protection Service (FPS). Offered space must meet Government requirements for fire safety, accessibility, seismic, and sustainability standards per the terms of the Lease. A fully serviced lease is required. Offered space shall not be in the 1-percent-annual chance floodplain (formerly referred to as “100-year” floodplain).

Entities are advised to familiarize themselves with the telecommunications prohibitions outlined under Section 889 of the FY19 National Defense Authorization Act (NDAA), as implemented by the Federal Acquisition Regulation (FAR). ).
