## Description

Durham VA Healthcare System Stand Alone Dental Clinic The Department of Veterans Affairs is interested in leasing a minimum of 11,650 (contiguous) usable square feet/12,232 rentable square feet of clinical space for a standalone dental clinic in the Raleigh-Durham area of North Carolina. Space shall be available for use by Tenant (VA) for personnel, furnishings, and equipment to meet the needs for a standalone dental clinic.

Space design will provide maximum co-location of the staff providing services to our patients. The facility must have a minimum of 60 reserved parking spaces for Veterans and VA personnel. The space shall be of contiguous office space in a professional and aesthetically pleasing Building. Space offered must be in a quality building of sound and substantial construction, either a new, modernized building, or one that has undergone restoration or rehabilitation for the intended use.

Space shall be located n a prime commercial office space with attractive, professional surroundings. Accessible to public transportation and streets and public walkways shall be well maintained. The VA seeks a lease term of 20 years 5 years firm and 15 years soft term with 90- day termination rights. To receive consideration submitted properties must be located within the following area described below, which is bound by the following roads, or must front on any of the following boundaries:

**North:** Northern Wake Express Way;

**South:** Highway 50;

**West:** Interstate 40;

**East:** Highway 540. Interested offerors must submit the address, property description, available square footage, available parking, and photographs. A map or proof that the proposed property is within the delineated area is required. All interested parties must respond to the announcement via email no later than February 23, 2024, Five 5pm Easter Standard Time to:
