## Description

This acquisition requires the contractor to provide Design-Bid-Build construction documents for the renovation of 13,650 square feet of non-controlled administrative space into controlled space meeting the requirements of Technical Specifications for Construction and Management of Sensitive Compartmented Information Facilities Version 1.5 (ICD-705). To obtain certification for this facility, it will require accelerated design planning to acquire longlead items on the critical path of construction completion.

The earlier the design is complete, the earlier the vendor can make product selections to get high demand, customized fixtures ordered to meet the certification timeline which could take up to six months after the completion of construction.

The work required under this acquisition consists of furnishing all architectengineer services (electrical, architectural, asbestos, civil, construction inspection, controls, energy, drafting (CADD), environmental, mechanical, and surveying to perform complete Title 1A (investigatory) , Title 1B (design) , Title 1C (other services) and Title II (construction management) services.

These include but are not limited to studies, reports, site investigation with building field survey, asbestos survey, topographic survey, testing, calculations, complete design drawings and specifications, cost estimates, economic analysis, energy analysis, construction phasing, etc. These services will require the awardee to also review construction submittal documents and respond to requests for information related to the design from a construction general contractor and their subcontractors. This Government intends to award a sole source firm-fixed price contract to Symmes, Maini & McKee Associates, Inc. (“SMMA”).
